How To Make Sure You’ve Got a Good Homeowner’s Insurance Policy

Your home is likely your most valuable asset—so making sure it’s properly insured is essential. Unfortunately, many Florida homeowners don’t realize their policies have critical gaps until it’s too late. With confusing language, hidden exclusions, and constant policy changes that favor the insurance companies, the deck is often stacked against you.

Recent changes to Florida insurance statutes, combined with new policy language that quietly reduces coverage, have made it even harder for homeowners to get the protection they’re paying for. To help you take control, I’ve drafted a simple email you can send to your insurance agent to clarify your coverage on key issues. Just copy, paste, and send it. And remember—always get their answers in writing. A phone call won’t help you later if you need to hold them accountable. Trust me, even many agents don’t fully understand what’s in the policies they sell.

Dear Insurance Agent,

I would like to make sure I have a policy that will adequately cover my property. Can you please confirm these questions:

Must Have

Do I have full coverage for water damage claims with no caps? 

Do I have a maximum 2% deductible? 

Do I have full coverage for matching (no cap on matching)?

Nice To Have

Do I have a full replacement cost for my roof? 

Do I have “demand appraisal” clause (“not request appraisal”) language in my policy?

If not, can you share a policy option with pricing that will satisfy all of these Must Have requirements and as many Nice To Have options as possibly.  I would be willing to switch mid-policy.  I do understand the balance of the current policy can be refunded in this event.
